1 account listed twice ...and as paid and not paid

My roomie and I are in the process of getting a home loan (with the help of a few state programs, as i am disabled) so we both began the process of cleaning up credit issues and pulling credit reports.
On my roommates CR he pulled from all three agencies, a past judgment is listed as paid on Equifax, but under Experian it's listed as:

10/27/2003
Claim Amount:
$1,387
Date Resolved:
NA
Liability Amount:
NA
Responsibility:
Individual

and under Trans Union, it's just listed as civil judgment, the amount but not as paid or anything else.

The credit report the loan officer pulled (after he pulled them, btw.) lists this same judgment as 'judgment not satisfied', in addition to being listed twice with a different account number (it's off by one number) but the amount of the debt is the same. It's showing up on EXP and TUC , on the loan officers report.
Does he need to write a validation or verification letter to the collection agency or the EXP and TUC? Also why are the reports he pulled and those the loan officer pulled different to begin with?
I know that will remain on the CR, but what steps to correct the inaccuracies on all the reports, no matter who pulls them?

I do not know if creditors and lenders get different version of credit report or not, however, this does not sound right. What is the correct status of the judgment, was it paid or not? If it was paid but showing as "not satisfied" I would dispute it with the Credit Bureaus.

That happened to me. Had an account showing paid/ not paid. Look at the dates, when the account was 'updated' and reported on your Credit Report. With MY situation, I 'disputed' it. Bacause the account said both ( paid/unpaid) the Credit Bureau left the 'paid', and took off the 'unpaid'. This may help you. 'Dispute' both of them......if the account wasn't paid off, at some point in time, it wouldn't say that on your Credit Report. Hope you find this helpful.
