If you do it before it is foreclosed on the mortgage companies will sometimes work with you on catching up what you are behind in order for you to be able to keep the property. And of course if you wait until after the property is already been foreclosed on. I'm sure others will be able to help you with this further I'm just speaking from a personal experience.
