Extremely frustrated hardworking citizen

My problem is apparently too much debt to credit. I have an 689 score. No late payments but have a few investment properties that have mortgages plus a second home with a mortgage. Well because of this I am apparently blackballed to even cosign a college loan for my daughter!!! Making matters worse 3 credit cards closed due to this and these are cards I had for years and never missed a payment so that reduced my available credit!! any advice on how to repair or make it look better??

You need to check out the status of these closed accounts on your credit report. Then talk to the creditors, and request them to open these accounts, and then make payment agreements on these accounts. Also request the creditors to a agree to a "Pay for delete" (PFD) agreement. With the PFD, all the negatives will get removed from your credit report.
