I have a tenant that is never on time paying his rent. Last week, he tells me that he is having his wages garnished over a medical bill that should have gone through workman's comp and they will be taking 50% of his earnings. He wants to pay over a three week period. This week, he tells me he can't pay anything; he has court on Monday; he now wants to pay the rent in two payments, on the 7th and 14th, but can't tell me how much he'll pay on either date.
The rent is due on the 1st of each month. He has even told me to expect him to lie to me, because this is a business deal between us. OMG!!! I want him out of my house at the earliest possible timeframe, but I also need to pay the mortgage, to which I cannot afford right now on my own. I am affraid he'll move without paying anything to me at all, if I demand payment of a certain amount before the 14th. What do I do?

What you can do is get the payment agreements in writing. If he later fails to make the payments as promised, you can use the payment agreements to solve this problem.
